A comprehensive approach to property transactions

We have been involved in managing transactions for the purchase & sale of commercial property since 2005. We operate to the highest professional standards as set out by the Royal Institution of Chartered Surveyors. We offer to assist our clients with the entire process of any transaction: from initial sourcing to post-completion.

With regards to Transaction Management, we provide the following services:

Data Room

We collect, review and organsise all relevant information and documents required for a Data Room, from Land Registry, planning, VAT Elections, tenancy, and insurance documents (amongst others). 

Negotiation & HoTs

From instruction of the agent to negotiation of terms, we handle the entire sales process, including drafting comprehensive Head of Terms, and providing input into negotiations with potential buyers 

Document Review

To ensure a smooth transaction process, and reduce the chances of last minute price reductions, it is essential to review all relevant documents: lease documents, title documents, searches, surveys, planning documents 

Coordination

We act as the main point of contact for the client, coordinating the work of the solicitors, tax agents, building surveyors and reporting to the client

CPSEs

Assisting the solicitors with replies to enquires from the seller/buyer. Usually the solicitor will require input from a property professional (Chartered Surveyor) who understands all aspects of the transaction and who can find solutions to issues that arise during the Due Diligence process

Completion

The completion of a transaction is not the end of the process! We offer to deal with post-completion matters such as property administration items, registrations, documentation, and client reporting
